SELLER'S AGENCY

Question: If I list my property with you, are you working for me?

Answer: When listing a property, I have absolute loyalty to you, the seller!

I am here to represent YOU! Although agents can represent either the seller or the buyer (or both under some circumstances), I represent the seller when signing a listing. Your interests are my only interests. I am dedicated to negotiating the best price on the property you are selling and acting on YOUR behalf. A listing agent represents the seller, hence my LOYALTY is to YOU!

I offer my services to be YOUR representative. When listing with me, I BECOME YOUR AGENT!

MY MARKETING PLAN FOR YOU

As your agent ...

I will promote exclusive listed properties through multiple listing services (MLS) systems as well as cooperating brokers worldwide.

Your property will be promoted on Realtor.com. I will market your property on other local, national, and international websites as well. I am serious about marketing your property whether it's residential or commercial.

I will promote your property through the use of advertisements, brochures, flyers, newsletters, and postcards.

I will utilize Talking House technology to promote your real estate.

I believe that an educated seller is a smarter seller! I am here to make sure that your sale of Real Estate is a pleasant and rewarding experience.

New York Department of State Definition: A seller’s agent is an agent who is engaged by a seller to represent the seller’s interest. The seller’s agent does this by securing a buyer for the seller’s home at a price and on terms acceptable to the seller. A seller’s agent has, without limitation, the following fiduciary duties to the seller: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account. A seller’s agent does not represent the interests of the buyer. The obligations of a seller’s agent are also subject to any specific provisions set forth in an agreement between the agent and the seller. In dealings with the buyer, a seller’s agent should (a) exercise reasonable skill and care in performance of the agent’s duties; (b) deal honestly, fairly and in good faith; and (c) disclose all facts known to the agent materially affecting the value or desirability of property, except as otherwise provided by law.
