Question: If I ask a Real Estate Broker to show me properties, is the Broker working for me?
Answer: NO! Normally the Broker is working for the SELLER, NOT THE BUYER!
In many situations with two brokers handling a deal, they BOTH represent the Seller! In order that the Broker works for YOU (the BUYER) you need to make the proper arrangements!
I believe that an educated buyer is a smarter buyer!
I am here to represent YOU!
I can represent either the seller or the buyer (or both under some circumstances). If you are buying, I prefer to represent you directly. Your interests then are my only interests. I will be acting on your behalf and dedicated to negotiating the lowest price on the property you are interested in purchasing. In short, I am LOYAL TO ONLY YOU!
A seller's agent represents the seller. A buyer's agent represents the buyer.
When making a real estate purchase, you are in many cases making the single largest investment in your life. Do you want to make that investment knowing that the selling broker, as well as the broker who is showing the property to you, represents the SELLER'S INTERESTS?
Did you know that when you simply walk into a real estate office and say, "I'd like to see such and such properties" that you are only a CUSTOMER of that broker? That Broker still remains an agent for the SELLER, NOT YOU.
All it takes for that broker to become your agent is to check off a different box on the disclosure form. That's it! From that point on, the broker is YOUR broker, NOT the SELLER'S BROKER!
I offer my services to be YOUR representative. According to New York State Law, the only way that I can provide you with my loyalty is to be your "Buyer's Agent."
